Elevator Maintenance Checklist for Bangladesh Buildings
Regular maintenance is what keeps an elevator safe, compliant and running for its full service life — most breakdowns and safety incidents trace back to a missed or rushed service, not a sudden equipment failure. Here is what a proper visit should cover, and how to plan a schedule that fits Bangladesh's operating conditions: heavy passenger cycles in mixed-use and commercial buildings, frequent power interruptions, and dust/humidity exposure in the machine room.
What a maintenance visit should cover:
- Traction machine and motor: noise, vibration, temperature and lubrication check.
- Controller and inverter: fault log review, connection tightness, cooling fan condition.
- Safety systems: overspeed governor, safety gear, final limit switches and buffers tested for correct operation, not just visually inspected.
- Doors and interlocks: landing door lock contacts, car door operator timing, and light-curtain/photocell alignment.
- Ropes/belts and guide rails: wear, tension and lubrication.
- Pit and machine room: housekeeping, water ingress, ladder and lighting condition.
- ARD (Automatic Rescue Device) and backup power: tested under a simulated outage, not assumed to work.
How often: high-traffic passenger and hospital/bed elevators generally need monthly attention; lower-traffic home/villa and freight elevators can often run on a longer interval, but the right frequency depends on usage cycles, building type and manufacturer guidance rather than a single fixed number. An Annual Maintenance Contract (AMC) is the practical way to keep this on schedule without relying on someone remembering to call.
Warning signs that mean don't wait for the next scheduled visit: unusual noise or vibration during travel, the car leveling incorrectly at floors, doors that hesitate, bounce or fail to fully close, error codes repeating on the same fault, or the ARD/backup system failing to engage during a power cut. Any of these justify an out-of-cycle inspection.
If your building's elevator hasn't had a documented service in the last few months, or you're not sure what your current maintenance provider is actually checking, that's worth resolving before it becomes a breakdown. Ownova provides AMC-based maintenance as well as one-off inspection and repair for elevators we did not originally install — get in touch through the contact page and we'll advise on the right schedule for your building.
